Of the 1962 homes on the Boise MLS listed as single family for sale, 503 of them are subject to 'Short Sale' and 143 of them are 'In Foreclosure' and 86 of them are REO, or owned by the bank.

Good deals are still out there, but if you have to wait for banks approval, don't chance the First Time Home Buyer Tax Credit on a tedious Short Sale and miss the deadline.
