I’m really happy to give you this post today!  I was over at Bown Crossing watching the crew pour the first foundation of the Riverwalk Collection!

Many people still don’t know what Bown Crossing is, so here is a quick video that shows what Bown Crossing is all about!  The Riverwalk Collection is the last residential phase of the entire project and there is only 1 home of the 4 that is still available for sale!  If you haven’t visited Bown Crossing, it’s in Southeast Boise and it’s well worth a visit!

The real estate in Bown Crossing has been a very good investment for all of it’s homeowners and values have been strong given the downturn that alot of Boise real estate has experienced;  These homes will be no different, especially at the price of $217,900!  There are few homes for sale in Boise that can give you the same quality location and quality construction for such an amazing price.  In addition, all of these homes will be ready before the Tax Credit Deadline.

You’ve heard me call the Tax Credit a bribe, but if you’re in the market anyway, its a bonus.  The Home Buyer Tax Credit can be a useful tool for some multifamily real estate purchases as long as one of the ‘units’ is your primary residence!

Yesterday I ran through Bown Crossing real quick to see what kinds of things I could find as last minute gifts. Unfortunately, I wasn’t able to hit all of the great stores, shops and restaurants, but I did make it into two of them and was able to find some last minute ideas–not to mention some innocent bystanders for my video. They were all very helpful and great sports!

With so many external factors pushing and pulling the market around, sellers are often held hostage to the demands of buyers, the competition and emotion.

The plain and simple truth is, sellers can take control of their situation but rarely do!  For whatever reason, ignorance, emotion, anger, denial, etc., sellers fail to focus on the fundamentals that they are in charge of and get distracted and run down by the external issues that they have no control over.
